HMO management

More rooms. More regulation. More to manage.

HMOs can deliver strong returns, but they also bring more moving parts — individual tenancies, communal areas, licensing, fire safety, maintenance, household dynamics and ongoing compliance.

More About Guaranteed Rent

Why Rethinking Property?

Specialist HMO management with an investor mindset.

Landlords & investors ourselves

We look beyond the next rent payment and consider income, risk, condition and long-term asset performance.

Specialist HMO knowledge

From licensing and fire safety to room standards and ongoing management, we understand the additional responsibilities that come with shared accommodation.

Tenant quality, not just occupancy

Our focus is on finding suitable residents who fit both the property and household, supported by robust referencing and onboarding.

Shared-house management that goes beyond maintenance

We’ve developed practical systems around cleaning, communal standards, communication and household issues to help create well-run homes where good tenants want to stay.

Boutique, relationship-led service

We are deliberately not volume-led. You deal with people who know your property and understand what you are trying to achieve.

Commercial rent optimisation

We consider room presentation, positioning, pricing and local demand to help each HMO compete effectively.

Modern systems, human management

Technology gives us better oversight and efficiency without replacing the personal communication that good property management depends on.

Performance & oversight

Know how your HMO is performing.

Good HMO management should give you more than a rent statement.

Our systems are designed to give you clear visibility over the important parts of your property, including:

  • Occupancy
  • Rent collection
  • Arrears
  • Maintenance
  • Compliance dates
  • Room-by-room performance

You stay informed without having to manage every detail yourself.

HMO Management FAQs

Do you manage existing HMOs as well as new conversions?

Yes. We can take over established HMOs, help landlords prepare newly converted properties for letting, or become involved earlier where licensing, planning or refurbishment work is still required.

Can you help with my HMO licence?

Yes. We can assist with new licence applications, renewals and the information required as part of the process.

Licensing requirements vary between local authorities and properties, so we assess the specific requirements before advising you.

Can you help with planning and Article 4?

Yes. We can help assess planning considerations including C3 to C4 use, Article 4 restrictions and larger HMO proposals that may fall outside standard C4 use.

Where specialist planning input is required, we can help coordinate this as part of the process.

How do you choose tenants?

We focus on tenant quality as well as occupancy.

Applicants are assessed for suitability, affordability and household fit, with employment, income and credit checks, and guarantors where appropriate.

The aim is not simply to fill a room, but to build a stable household where suitable tenants are more likely to stay.

What happens when a room becomes vacant?

We manage the replacement process from start to finish, including marketing, enquiries, viewings, referencing and onboarding.

Our aim is to minimise unnecessary void periods without compromising on tenant quality or household fit.

Who manages communal areas, cleaning, gardening and household issues?

We do.

Through managing shared homes, we’ve developed practical systems around cleaning, garden upkeep, house standards, shared facilities, communication and resolving household disputes when they arise.

Our aim is not simply to react to complaints, but to help create a well-run, respectful household where good tenants want to stay.

Where cleaning or gardening forms part of the agreed service, we arrange and oversee it, set clear expectations around communal areas and step in where household issues need managing.

It means the everyday dynamics of shared living are handled by us rather than becoming another management burden for the landlord.

Can you manage the bills, broadband and council tax?

Yes. Where required, we can coordinate the utilities and services associated with running the HMO, including gas, electricity, water, broadband and council tax arrangements.

The exact setup depends on the property and tenancy structure, so we agree what is included within our management service from the outset.

Who is responsible for HMO compliance?

HMO ownership can involve requirements around licensing, fire safety, electrical and gas safety, room standards and other property-specific obligations.

We monitor and coordinate the compliance responsibilities falling within our management remit and make clear at the outset which responsibilities remain with the landlord.

How do you handle changes under the Renters’ Rights reforms?

HMO management involves more tenancy activity than many standard single-let properties, so having structured processes becomes even more important as regulation changes.

With room tenancies operating within the new periodic tenancy framework, tenant retention, household stability and efficient re-letting become increasingly important. This is where our approach to tenant selection, onboarding and ongoing household management can make a real difference.

We manage the day-to-day tenancy administration, tenant communication and notices falling within our remit, keep our processes under review as legislation develops and work with specialist advisers where required.

Some legal responsibilities remain with the landlord, and these are made clear as part of our management arrangement.

Do you offer Guaranteed Rent on HMOs?

Yes, for suitable properties.

Where the property and proposed strategy work commercially, we can offer a Guaranteed Rent arrangement in which Rethinking Property becomes your tenant and pays an agreed rent under a longer-term agreement.

Can you help improve an underperforming HMO?

Yes. We can review room pricing, presentation, tenant profile, occupancy, operating costs and the overall positioning of the property and recommend practical changes.

Where appropriate, we can also help coordinate refurbishment or repositioning works.

How much does HMO management cost?

Our fees depend on the property, number of rooms and level of service required.

We assess the HMO first and provide a clear proposal setting out the service and fees before you commit.

Your HMO. A clear plan.

Whether you need help with one property or a growing portfolio, let’s look at what your HMO could be doing better.

Tell us a little about the property and what you are looking to achieve. We’ll assess the current position and recommend the management structure we believe is most appropriate.
