Guaranteed Rent

Let us become your tenant.

Agreed monthly rent. No landlord void periods. No management commission. And far less for you to deal with.

A more hands-off way to be a landlord

What would you rather not have to deal with?

  • Changing tenancy rules and compliance.
  • Void periods and finding the next tenant.
  • Maintenance calls and contractors.
  • Rent collection and tenant administration.

With Guaranteed Rent, Rethinking Property becomes your tenant. You receive an agreed monthly rent while we take responsibility for the day-to-day running of the property and the people living there.

You own the property. We take care of the detail.

What is Guaranteed Rent?

Rather than simply managing the property on your behalf, Rethinking Property rents it directly from you under an agreed long-term arrangement.

We pay you an agreed monthly rent, while taking responsibility for the occupants and day-to-day operation of the property within the terms of our agreement.

Agreements are typically structured for 3–5 years, depending on the property, strategy and your plans.

What can be included

  • Agreed monthly rent
  • No landlord void periods during the agreement
  • No management commission
  • Occupant sourcing and ongoing management
  • Day-to-day and minor maintenance*
  • Bills where agreed

  • Regular property oversight and upkeep

Key benefits

Set it up. Step back.

01

Predictable income

Know what rent you will receive each month, without your income stopping simply because an occupant changes.

02

Hands-off ownership

We manage the occupants, administration, enquiries and day-to-day running of the property.

03

No landlord void exposure

If an occupant leaves, finding and managing the next one becomes our responsibility — not a gap in your agreed rent.

04

Your property cared for

Regular oversight and agreed maintenance help keep your property well presented and looked after for the long term.

3–5 Years: Typical Guaranteed Rent agreement length

Longer-term agreements can give you greater visibility over your property income while we take care of the day-to-day operation.

Agreed monthly rent · No landlord void periods · No management commission

More than just rent

Could we invest in your property too?

Where it makes commercial sense, selected properties may qualify for decorative works, furnishing, improvements or minor refurbishment funded by us as part of a longer-term Guaranteed Rent arrangement.*

That can mean improving the property without you having to organise the works or fund every item upfront.

How it works

Simple from the start.

01

We assess your property

We consider the property, its condition, local demand, potential strategies and your objectives.

02

We make you a proposal

You receive a clear offer setting out the proposed rent, term, strategy and responsibilities on each side.

03

We prepare everything

Where agreed, we arrange any setup, compliance requirements, furnishing or initial works.

04

We become your tenant

The agreement begins, we pay your agreed rent and take responsibility for the day-to-day management.

Why Rethinking Property?

Landlords & investors ourselves

We look at the property from an owner's perspective — considering income, risk, condition and long-term performance.

Boutique, hands-on management

We are deliberately relationship-led rather than volume-led, giving each property the attention it deserves.

Professional systems & compliance

Structured management, clear communication and active oversight throughout the agreement.

Guaranteed Rent FAQs

Is my rent still paid if the property is empty?

Yes. Your agreed rent is paid by Rethinking Property and is not dependent on us having an occupant in the property at that particular time, subject to the terms of your agreement.

Will the Guaranteed Rent be below market rent?

It depends on the strategy.

Often, the Guaranteed Rent may be below the headline rent achievable through a conventional letting in exchange for greater certainty, no landlord void periods and no management commission.

Where a particular strategy allows the property to perform especially well, we may be able to offer around market rent or, in some cases, more.

Every property is assessed individually rather than applying a standard discount.

Does the rent change during the agreement?

Your proposal will clearly set out whether the agreed rent remains fixed for the full term or is reviewed at agreed points, so you’ll know exactly what to expect before you commit.

What happens if one of your occupants doesn't pay?

That becomes our commercial responsibility.

Your rent is payable by Rethinking Property, rather than being directly dependent on an individual occupant paying us. If an occupant leaves or fails to pay, managing that situation and replacing them is our responsibility, subject to the terms of our agreement with you.

What protection do I have if Rethinking Property cannot meet its obligations?

Everything is set out in a written agreement, including payment terms, each party's responsibilities, what happens if either side does not meet its obligations, and how the property is returned to you.

You'll see and agree these terms before committing.

What happens when the agreement ends?

The agreement clearly sets out the term, notice provisions and the process for returning the property to you.

We remain responsible for managing our occupants and planning for the end of the arrangement so that the property can be handed back in accordance with the agreed terms.

Who will live in my property?

That depends on the property and the strategy agreed with you. Occupants may include working professionals, contractors, corporate guests or other suitable residents. Where appropriate, the property may also be operated under an agreed HMO or short-stay strategy.

We carry out robust checks and suitability assessments before placing occupants and take responsibility for their selection, onboarding and ongoing management.

The intended use of the property will be explained to you before you enter into the agreement.

Who deals with maintenance and bills?

We manage day-to-day maintenance issues directly and can take responsibility for agreed minor repairs and upkeep.

Utilities, council tax and other running costs can also be covered by us where this forms part of the agreement.

Major, structural, capital and specifically excluded works may remain the property owner's responsibility.

Do you really fund refurbishment?

For selected properties, yes.

Where improvements support the proposed strategy, we may fund agreed decorative works, furnishing or refurbishment ourselves.

The level of investment depends on the property, proposed term and commercial arrangement.

How long are the agreements?

Typically three to five years.

The exact term, any break provisions and responsibilities on each side are agreed before commencement.

When do my rent payments start?

Either from the start of the agreement or after any agreed setup or improvement period. Your proposal will clearly confirm which applies to your property.

Do I pay management fees?

There is no separate management commission deducted from the Guaranteed Rent agreed with you.

What about the Renters’ Rights Act and changes to possession rules?

The regulatory environment continues to evolve, including how residential tenancies and possession are managed.

Under our model, we take responsibility for the occupant relationship and the day-to-day tenancy administration falling within our remit, meaning you do not personally need to manage every operational change affecting the people living in the property.

Some legal responsibilities can still remain with you as the property owner, and these are made clear within the agreement.

Do I need permission from my mortgage lender or insurer?

Depending on your mortgage, insurance policy and the intended use of the property, consent or additional permissions may be required.

This can include lender and insurer consent, licensing and, depending on the proposed strategy, planning considerations.

We discuss the intended use with you as part of our assessment so that the relevant requirements can be checked before proceeding.

Can I sell the property during the agreement?

Potentially, yes, but this will depend on the terms of the agreement and how the sale is structured.

If selling during the term is important to you, we can take this into account when discussing the proposed arrangement.

Is Guaranteed Rent right for every property?

No — and we don't believe in forcing a property into a model that doesn't make sense.

We assess the property, local demand, condition, potential strategies and your longer-term objectives first.

If Guaranteed Rent works for both sides, we'll make you a clear proposal. If we believe conventional management, HMO management, serviced accommodation or another strategy would be better for you, we'll tell you that too.

Guaranteed Rent is available for suitable properties and subject to individual assessment, contract terms and agreed responsibilities.
