Refurbishment & Renovation
From cosmetic improvements to more substantial refurbishments, with the scope shaped around the property and its intended use.
From refurbishment and HMO conversions to extensions, furnishing, value-add projects and flips, we help turn the intended outcome into a practical plan — then, where required, manage the delivery from concept to completion.

Property projects
Every property comes with different constraints, opportunities and moving parts.
We look at the layout, condition, intended use, budget and end goal together, then work out how the pieces should fit — whether that means a light refurbishment, HMO conversion, extension, value-add project, flip or more substantial repositioning.
Once the direction is clear, we translate it into a practical specification, budget and delivery plan.
Our focus is on improvements that are considered, commercially sensible and appropriate for the property.
Where we can help
Value-add & flips
Some properties need more than a new coat of paint.
For landlords and investors undertaking a flip or value-add project, we can help identify where expenditure is likely to have the greatest impact and coordinate the property through to its intended end use.
That might include:
The goal is not simply to spend money on the property — it is to make the right improvements for the intended outcome.
Ways to work with us
Advisory
You retain control of the project and contractors, while we provide a commercially minded second pair of eyes on the decisions that matter.
Best suited to: landlords and investors who want to run the project themselves but value experienced commercial and practical input.
Full project management
We coordinate the project on your behalf, from defining what needs to be done through to contractor management, finishes and final preparation.
Best suited to: owners who want a more hands-off project with one point of coordination.
Our process
We visit the property, understand the intended outcome and assess what the project needs.
We agree the scope of works, priorities and budget before the project begins.
The relevant contractors are appointed and the works coordinated, with progress and key decisions monitored throughout.
Fixtures, finishes, furnishing and staging are brought together around the intended use of the property.
The property is prepared for its next stage — whether that means letting, HMO operation, serviced accommodation, refinancing or sale.
Where required, Rethinking Property can continue into the next stage with you.
Spend where it makes a difference
One of the easiest ways to overspend on property is to invest heavily in improvements that add little to the eventual rent, usability or resale value.
We help distinguish between:
Our role is to help you make those decisions before unnecessary money is spent.
Could we fund some of the work?
Where the property and proposed arrangement make commercial sense, we may be able to fund agreed decorative works, furnishing or minor refurbishment as part of a longer-term Guaranteed Rent agreement.
That can allow the property to be improved without the landlord necessarily funding every item upfront.

PROJECT 1 / 3
Amersham
Yes.
Projects can range from light cosmetic improvements, furnishing and preparation works through to more substantial refurbishments, HMO conversions, extensions and value-add projects.
Not necessarily.
Under an advisory arrangement, you can retain your own contractors while we provide project input.
Under Full Project Management, we can help coordinate appropriate contractors and trades as part of the service.
Rethinking Property’s role is primarily to advise, coordinate and project manage, rather than act as the building contractor.
In many cases, the property owner appoints and contracts directly with the relevant contractors while we manage and coordinate the project on their behalf. If a different structure is proposed, this will be made clear before works begin.
Our project agreement will set out our role, the contractors’ roles and the client’s responsibilities from the outset.
Yes, in a project management and coordination capacity.
We can help coordinate the different parties, monitor progress and keep delivery aligned with the agreed scope, budget and intended outcome.
Yes.
We can help assess the required works, specification, budget, presentation and practical delivery of a flip or value-add project.
Where the intention is to sell after completion, we can also support the next stage through the sales and disposal services within our Investment & Property Strategy offering.
We agree the intended scope and budget before works begin and monitor expenditure during the project.
Where material changes or additional works arise, these are discussed with you before being committed wherever practicable.
It depends on the scale and complexity of the works.
A light refurbishment may take a matter of weeks, while larger refurbishments, HMO conversions, extensions or development projects can take considerably longer, particularly where planning, design or structural works are involved.
We establish an anticipated programme at the outset and keep you updated as the project progresses, while recognising that construction timescales can sometimes be affected by matters outside anyone’s control.
Before completion, we can coordinate a snagging review and identify items requiring attention.
Where defects relate to work carried out by a contractor, we can help coordinate the appropriate follow-up with that contractor and any applicable warranties or guarantees.
Responsibility for remedial works remains subject to the relevant contractor appointment and project agreement.

One of the advantages of working with Rethinking Property is that the relationship does not need to end when the project finishes.
Depending on the property and strategy, we can continue through lettings, HMO management, serviced accommodation, Guaranteed Rent or sales.
Yes.
If you are considering an acquisition where refurbishment, conversion or repositioning is central to the opportunity, we can provide project input alongside our Investment & Property Strategy service.
The investment service helps consider whether the opportunity makes sense. This service focuses on how the property project is delivered.
Fees depend on the scope of the project and whether you require advisory support or full project management.
We agree the scope, responsibilities and fees clearly before work begins.
Your property. More potential.
Whether you are planning a refurbishment, undertaking a flip, considering an HMO conversion or extension, preparing a property for market or simply want a second opinion before committing significant money, we can help.
Project costs, timescales, planning outcomes, rental performance and resale values cannot be guaranteed and will depend on the individual property and circumstances. Rethinking Property may act in an advisory and/or project-management capacity, while construction works and specialist professional services are undertaken by the relevant contractors and appropriately qualified third parties. The contractual responsibilities of each party will be clearly set out before works commence.
